Because the real estate industry has been a major factor in San Diego's economy, the firm's attorneys have been heavily engaged over the years in assisting clients in their real estate dealings. These clients have included major industrial, commercial and residential developers and general contractors, real estate syndicators, investors, lenders, landlords and tenants.
Additionally, the firm has counseled businesses involved primarily in other industries with regard to their real estate problems and requirements, including the purchase or leasing of locations for the operation of their businesses, the operation of their businesses in compliance with zoning and environmental regulations, and the ultimate disposition of their properties through tax-deferred IRC Section 1031 exchanges.

1. Real Estate Syndications
George Shenas has represented many clients in connection with the formation of investment entities for the acquisition and/or development of real property including hotels, miniwarehouses, apartments, condominiums, office buildings, medical parks, and single family residential developments.
2. Real Estate Development
Mr. Shenas has also actively counseled and advised several of San Diego's most active urban and suburban real estate developers in the acquisition of land and its development. In connection with his representation, he has negotiated numerous acquisition and development, construction and permanent loans for these clients, and has prepared lease documentation for their use in marketing of their properties.
3. Real Estate Bankruptcy Reorganization
Mr. Shenas successfully represented a major real estate investor in connection with a Chapter 11 reorganization of eleven properties. The reorganization plan was negotiated with over 15 lending institutions, and was approved and successfully executed by the client in one year from the date of filing of the bankruptcy petition.
